These Terms and Conditions (“Terms”) govern your access to and use of our website, online ordering platform, client portal, appraisal management services, valuation services, and related services (collectively, the “Services”).

1. Our Services
Signature AMC provides appraisal management and valuation-related services, including residential and commercial appraisals, appraisal reviews, desktop valuations, evaluations, property condition reports, broker price opinions, and other valuation products.
Services are provided based on the scope, property type, assignment requirements, applicable fees, and other conditions associated with each order.
2. Account Registration
Certain Services may require you to create an account. You agree to provide accurate and current information and to keep your login credentials confidential.
You are responsible for all activity conducted through your account and must promptly notify us of any unauthorized access or suspected security issue.
We reserve the right to suspend or terminate accounts that contain inaccurate information or are used in violation of these Terms.
3. Orders and Assignment Information
When submitting an order, you agree to provide complete and accurate property, borrower, transaction, contact, and assignment information.
An order may be delayed, placed on hold, returned, or require additional information when necessary to complete the assignment properly.
Submission of an order does not guarantee acceptance, completion, delivery by a specific date, or a particular valuation result.
4. Fees and Payment
Fees for Services will be communicated through the applicable order, quote, fee schedule, or client account.
Additional fees may apply for rush assignments, complex properties, additional inspections, unusual assignment requirements, cancellations, or other services requested after an order has been placed.
Unless otherwise agreed in writing, payment is due according to the payment terms associated with your account or order.
5. Turnaround Times
Estimated turnaround times are provided for planning purposes only. Actual completion times may vary based on property location, property complexity, appraiser availability, access to the property, scheduling, client requirements, market conditions, additional information requests, revisions, and other circumstances.
We will make reasonable efforts to process assignments efficiently, but we do not guarantee a particular delivery time unless expressly agreed in writing.
6. Appraiser Independence
Signature AMC supports the independence of appraisers and valuation professionals.
Neither Signature AMC nor its clients may improperly influence or attempt to influence an appraiser’s independent judgment, analysis, opinions, conclusions, or valuation.
Appraisers remain responsible for their professional opinions and conclusions. Signature AMC’s role may include assignment management, administrative coordination, quality control, and compliance review, but does not include directing an appraiser to reach a predetermined value.
7. Quality Control and Review
Reports may be subject to administrative, technical, compliance, and quality-control review before delivery.
Quality-control review is intended to identify potential errors, inconsistencies, missing information, or compliance issues. A review does not constitute a guarantee that a report is error-free or that the valuation conclusion will satisfy every user, lender, investor, agency, or regulatory requirement.
8. Reconsideration Requests
Clients may submit a reconsideration request when permitted by the applicable assignment requirements.
Supporting information should be relevant, reliable, and appropriate to the assignment. Signature AMC may review and transmit the request to the appraiser for independent consideration.
Signature AMC does not guarantee that an appraiser will change a report, valuation, comparable selection, adjustments, or conclusions.
The appraiser retains independent professional judgment regarding the final report.
9. Client Responsibilities
Clients are responsible for:

Providing accurate and complete assignment information.

Providing timely access to the property when an inspection is required.

Providing documents and supporting information requested for the assignment.

Reviewing delivered reports promptly.

Using reports only for lawful and authorized purposes.

Protecting confidential login credentials and account information.

Not attempting to influence an appraiser’s independent judgment.
10. Use of Reports
Unless otherwise authorized, appraisal reports and valuation products are provided for the intended purpose and intended users identified in the assignment.
You may not materially alter, reproduce, publish, distribute, sell, or misrepresent a report or valuation product without appropriate authorization.
A valuation report should not be treated as a guarantee of future market value, sale price, loan approval, investment performance, or other financial outcome.
11. Confidentiality and Privacy
We may receive confidential business, property, transaction, and personal information in connection with providing our Services.
We will handle such information in accordance with applicable law and our applicable privacy practices.
Users are responsible for ensuring that information submitted to Signature AMC may lawfully be provided and used for the requested Services.
12. Website and Portal Use
You agree not to:

Valuation opinions are professional opinions based on information and conditions available at the time of the assignment. Property values and market conditions can change.
Nothing on the website constitutes legal, tax, investment, lending, or financial advice.
16. Limitation of Liability
To the maximum extent permitted by applicable law, Signature AMC will not be liable for indirect, incidental, consequential, special, exemplary, or punitive damages arising from or related to your use of the website or Services.

An order may be cancelled subject to the applicable order terms and any work or expenses already incurred.
We may suspend or terminate access to the website, portal, or Services if a user violates these Terms, engages in unlawful activity, fails to satisfy payment obligations, or otherwise creates a risk to our systems or users.
20. Changes to These Terms
We may update these Terms from time to time. Updated Terms will become effective when posted on the website unless a different effective date is stated.
Your continued use of the website or Services after an update constitutes acceptance of the revised Terms.
21. Governing Law
These Terms will be governed by the laws applicable to the State of California, without regard to conflict-of-law principles, except where applicable law requires otherwise.
